This proposal highlights a multi-story boutique commercial and retail development engineered specifically for high-visibility urban corridors in Jakkur. Combining high-street retail accessibility with high-efficiency Grade-A corporate workspace, the architecture features a distinct geometric form, expansive glass facades, and integrated green outdoor pockets. A full-height structural glass curtain wall maximizes natural daylighting while showcasing interior activities to the street front. The side elevation incorporates a dark, textured architectural shell punctuated by vertical ribbon windows for thermal control and acoustic isolation. Staggered cantilevered glass balconies with integrated planters are positioned across the workspace levels, offering tenants outdoor break-out spaces and adding biophilic character to the exterior profile. The top level features a modern slatted pergola/louvers system, housing mechanical equipment while providing a framed crowning element for rooftop events or outdoor dining potential. Features high-capacity interior vertical circulation paired with a visible glass-encased emergency staircase core along the side perimeter, preserving usable interior floor area. Situated in the rapidly expanding Jakkur hub along the North Bengaluru airport corridor, the project offers proximity to major residential catchments and tech parks. The architectural proposal balances modern corporate identity with retail exposure, making it an ideal destination for high-end boutique brands, tech startups, and professional firms.
